Kitchener has been home for a lifetime - every street, every school, every neighbourhood that's changed over the years. Before real estate came transportation, then the music industry. Different worlds, but the common thread was always the same: connecting people with where they need to go.

The licence followed in 2007, and 18+ years later the playbook hasn't changed. Phones get answered on weekends. Sellers hear the truth when their price is too high. Past clients still get a check-in long after the deal closes. That's just the standard.

Not the agent who'll make a TikTok about your living room, the one who'll sit at your kitchen table, walk through the numbers with you, and give an honest answer even when it's not what you want to hear. In 2021, the Greater KW Chamber of Commerce named Jeff Volunteer of the Year. That recognition meant more than any sales award ever could.

Social activities are important, and a balanced career involves getting out and being part of the community. Jeff has been supporting the growth of line dancing in Ontario, and is currently part of the team developing a social non-profit group to support the sharing of information about everything line dancing in Ontario, called Line Dance Ontario.

Understanding the Costs of Buying a Home

Typically lenders want to see you have 1–3% of the purchase price set aside for closing costs. The actual breakdown can vary depending on the property and how far you're moving. Here's everything to consider.

Downpayment5%–20% (Ontario rules)

In Ontario the required downpayment is based on the value of the home:

  • 5% down on a home valued up to $500,000
  • 10% down on the difference once the price goes over $500,000
  • 20% of the total value once the home is over $1,000,000
Lawyer's FeesVaries by lawyer

These fees can vary depending on the lawyer, but typically include land transfer tax, title insurance, and a few other items.

Appraisal$800 – $2,500+

The lender can sometimes cover this cost to retain your business. Costs range from $800 to $2,500 or more depending on the property.

Status Certificate$100+ (condos only)

If you're buying a condo, you'll need a status certificate so you're comfortable with the condo rules, the balance of the reserve fund, and more. The fee is regulated at $100, but most property management companies add fees for convenience, digital copies, or fast turnaround.

Home InspectionVaries by inspection type

Home inspections are always recommended. Some properties require more than others. Talk to your inspector about what your situation needs.

  • Verbal inspection - Most affordable. Usually done as part of a pre-offer. $200 – $300
  • Home inspection - Surface inspection done on most properties. Cost can change with house size. $450 – $700
  • WETT inspection - Add-on for chimney inspection. Depends on inspector
  • Septic inspection - Additional cost for most rural properties with septic systems. Depends on inspector
  • Radon testing - Some homes require a test for radon in the soil. See your inspector for details
Moving CostsDIY or hire

Moving costs vary dramatically depending on whether you're moving yourself or hiring a moving company. When you're first starting out, it might make sense to invite a few friends to help. Once you have items of value, consider hiring an insured moving company.

Real Estate CommissionsUsually covered by seller

Most times the real estate commission is covered as part of what the seller offers as a marketing fee to the cooperating agent. There are times, when buying a private sale or a discounted listing, where you could be required to make up the difference.

Make sure you know what you're signing when it comes to a Buyer's Representation Agreement, so you can minimize these costs or, in most cases, avoid the expense entirely.

Mortgage Discharge / Payout PenaltyVaries by lender

This can vary depending on what you signed when setting up your mortgage. Most times it works out to the average of three months of mortgage payments.

This is always an option to showcase your home. You can hire a home stager as a consultant, or for a full service of renting furniture. Prices can range from $250–$5,000.

These prices have really increased in the last few years. Longer distances can have some surprising costs. Always get a few quotes, remember to ask about their insurance, and check their reputation.
